Local knowledge
Drainage in Cheadle
Cheadle is two kinds of drainage problem in one postcode. The older core around the village and Massie Street is Victorian, with clay laterals that have had a century of ground movement through them — the joints open, roots find the gap, and what starts as a slow sink ends as a collapsed section.
North of the village the ground falls away towards the Micker Brook and the Mersey flood plain, and that matters more than people expect. Drainage runs are shallower and flatter there, so they silt up rather than scour themselves clean, and in heavy rain the surface water system backs up before the foul one does. If your gully floods every winter but the drain runs fine in August, that is what you are looking at, and jetting it in August will not tell you anything.
Case study
A job in Cheadle
- The problem
- A 1930s semi where the downstairs toilet and the kitchen sink had both been slow for months. The owner had had it rodded twice by someone else in a year, and it cleared each time for about six weeks.
- What the camera found
- The camera found the problem eleven metres out, under the side path: an open joint in the clay lateral with a fist of fine root through it, and standing water sitting behind it because the section had dropped.
- The fix
- Cut the roots out and jetted the line clear, then patch lined the damaged section through the existing rear access — no digging, no lifting the path, done inside a day. It has not blocked since.
What we do in Cheadle
If the same drain in your Cheadle property blocks two or three times a year, jetting is not the answer — the pipe itself is damaged. A camera survey will tell you which, and lining repairs it without digging.
Cheadle — common questions
Do you cover all of Cheadle?
All of SK8 — the village, Cheadle Heath, Cheadle Hulme and out towards Gatley. If you are on the edge of the postcode and not sure, ring and ask.
Who is responsible for the drain — me or United Utilities?
Roughly: the pipework inside your boundary that only serves your property is yours. Once it joins a pipe shared with a neighbour, or crosses your boundary, it is almost always United Utilities' — that changed in 2011 and a lot of people in Cheadle still do not know it. If we find the blockage is on their side we will tell you, and you should not be paying us to clear it.
What does it cost to unblock a drain?
A fixed price, agreed on the phone or after you send us the details, before anyone sets off — and no call-out fee either way. The full list is on our prices page, along with the things that genuinely make a job cost more, which most drainage firms will not publish.
